We thought we’d take some time out to bust a few myths surrounding loft conversions and share with you how easy and rewarding it can be.
WC’s are allowed anywhere
It used to be the case that the toilet had to be separated from other rooms by a ventilated lobby (for hygiene reasons). However, the building regulations on this have been relaxed slightly – as long as the WC has ventilation and a sink. This means that if a bathroom is something you’d like to incorporate into your loft extension, you can now do so relatively easy.
There is no ratio to room type that you have to stick to
Your loft conversion is just that – yours. For instance, there is no legal requirement to have more than one bathroom depending on the number of bedrooms your home has (unless you are renting it out to over 5 people!) However, balancing your home is always a good idea. Sometimes it may be beneficial for you to add an en-suite bathroom if size restraints don’t let you stretch to a full bathroom.
There is no legal minimum ceiling height
Although the legal minimum ceiling height has now been removed from the Building Regulations, there is still a practical minimum height and this is worth thinking about when considering your loft conversion. Ideally, lofts should have a minimum floor to ceiling height of 2.1 meters throughout, and in any room where the ceiling slopes, at least 50% of the floor space should have this minimum height too.
